Our role throughout the property finding process, aside from utilising our local knowledge and experience to secure you the perfect property, is to represent you as a buyer, as an estate agent represents the seller.

Drawing upon both our experience and extensive network of estate agents, land agents and property developers, we are able to source and procure opportunities for both residential and commercial clients throughout London and the home counties.

We are regularly presented with properties that do not necessarily offer the level of return required by a commercial client, however these properties often present great opportunities to residential buyers who wish to carry out refurbishment and construction works in order to create their dream home.

Project / Property sourcing – we utilise our network of property professionals to identify and filter the market for potential development / home improvement projects.

Project and development appraisal – this is often of particular use to residential buyers who can be unsure of the potential that a particular property offers, as well as the cost implications of undertaking the required works prior to taking ownership.

Negotiation and acquisition – We negotiate the purchase price on your behalf and oversee the conveyancing process from start to finish saving you both time and often a good deal of hard work.

Following the purchase of a property, we can offer a turnkey interiors and project management service, overseeing the design, planning, tender and build phases whilst also specifying and supplying all manner of high-quality finishing materials, including kitchens, bathrooms and FF&E.


1. Detailed Brief

  • Initial consultation so as to highlight key requirements.
  • Discussing current and future needs and requirements.

2. Sourcing Preview Stock

  • Sourcing both on and off the market properties.
  • Utilising estate agent contacts with whom we have existing relationships.
  • Registering with local estate agents.
  • Direct approaches to homeowners.

3. Previews Attended

  • Physically previewing any property that meets the brief.
  • Scrutinise each property and ensure key questions questions are asked.
  • Filter the market so as to ensure that we only report back on the best and most suitable properties.

4. Detailed Preview Report

  • A detailed report that assesses ‘value’ in relation to the brief
  • Focuses on factors such as the local areas, street, local amenities, transport connections and prices of comparable recently sold properties
  • Report on more property specific factors, such as, the seller’s position, motivation, property orientation, finish and overall condition.
  • Drawing on previous development experience in order to comment upon future potential and likely costs of improvement works.

5. Orinetation Tour Arranged

  • Viewings booked directly through sellers and/or estate agents
  • Shortlist the best of the properties previewed.
  • Tours are generally conducted at weekends.

6. Property Analysis

  • Provide a detailed report and carry out thorough due diligence on specific property.
  • The report will contain more detailed analysis of comparable sales information and assess the property’s value in terms of pricing, location and any other key requirements.

7. Negotiation

  • Oversee the negotiation process on your behalf, reporting back and discussing appropriate strategies.
  • Aim to secure the perfect property on the best terms possible.
  • Additional points other than price are negotiated such as time frames, items to be included, and any works to be carried out.

8. Conveyancing

  • Liaising with the estate agent, owner, solicitor, lender/broker, surveyor so as to ensure the process runs smoothly through to exchange and completion.
